A plumbing fixture schedule is one of the oldest sheets in an MEP set, and the columns have barely changed: mark, description, manufacturer, model, mounting, and the connection sizes. Real issued drawings all carry that spine. What a downloadable spreadsheet cannot carry is the part that actually takes time — adding up the drainage fixture units, adding up the supply fixture units, and turning those totals into a pipe size. That is the work this builder does, and it is the reason it exists as a builder rather than as a file.
Two details separate a correct answer from a plausible one. The first is slope. IPC Table 710.1(1) rates a building drain differently at every grade: a 4-inch drain carries 180 fixture units at an eighth of an inch per foot, 216 at a quarter, and 250 at a half. A tool that hardcodes one column — and many do — will over-credit a shallow run and under-credit a steep one. This one asks what you are actually running. The second is footnote a, which sets a 3-inch minimum on any building drain serving a water closet. That floor bites constantly on small residential jobs, where a couple of water closets and a few lavatories add up to well under what a 2-inch drain would carry. The builder applies it and, just as importantly, says when it is what drove the size.
It is equally careful about what the code does not say. A floor sink has no tabulated drainage load at all — Table 709.1 prints a note, not a number, because the load is whatever discharges into the receptor. A hose bibb has no supply fixture unit row in the IPC. Below five supply fixture units the demand table gives no figure for a flushometer system. In each case the schedule leaves the cell blank and explains it, instead of printing a zero that would quietly understate a pipe size. And vent sizing is left alone entirely: that is IPC Section 906 and Table 906.1, which depend on developed length, and a fixture schedule does not have that information. The vent column records what the designer specified.
