How to use this template

    Add your fixtures

    Pick each fixture from the list and give it a mark and a quantity. The drainage and supply fixture units fill in from the code tables immediately — you never type a fixture unit value.

    Record the connection sizes

    Open a row for manufacturer, model, mounting and the cold, hot, waste, vent and trap sizes. Leave the trap blank to print the Table 709.1 minimum for that fixture, or type a size to override it.

    Set the slope and the stack basis

    Two things the fixture list cannot tell us: the grade the building drain runs at, and how many branch intervals the stack serves. Both materially change the answer, so both are yours to set.

    The building drain, branch and stack sizes appear with the capacity each one carries. Where footnote a raised the drain to 3 inches for a water closet, the sheet says so rather than leaving you to work out why.

The arithmetic a downloadable schedule cannot do

A plumbing fixture schedule is one of the oldest sheets in an MEP set, and the columns have barely changed: mark, description, manufacturer, model, mounting, and the connection sizes. Real issued drawings all carry that spine. What a downloadable spreadsheet cannot carry is the part that actually takes time — adding up the drainage fixture units, adding up the supply fixture units, and turning those totals into a pipe size. That is the work this builder does, and it is the reason it exists as a builder rather than as a file.

Two details separate a correct answer from a plausible one. The first is slope. IPC Table 710.1(1) rates a building drain differently at every grade: a 4-inch drain carries 180 fixture units at an eighth of an inch per foot, 216 at a quarter, and 250 at a half. A tool that hardcodes one column — and many do — will over-credit a shallow run and under-credit a steep one. This one asks what you are actually running. The second is footnote a, which sets a 3-inch minimum on any building drain serving a water closet. That floor bites constantly on small residential jobs, where a couple of water closets and a few lavatories add up to well under what a 2-inch drain would carry. The builder applies it and, just as importantly, says when it is what drove the size.

It is equally careful about what the code does not say. A floor sink has no tabulated drainage load at all — Table 709.1 prints a note, not a number, because the load is whatever discharges into the receptor. A hose bibb has no supply fixture unit row in the IPC. Below five supply fixture units the demand table gives no figure for a flushometer system. In each case the schedule leaves the cell blank and explains it, instead of printing a zero that would quietly understate a pipe size. And vent sizing is left alone entirely: that is IPC Section 906 and Table 906.1, which depend on developed length, and a fixture schedule does not have that information. The vent column records what the designer specified.

Where do the fixture unit values come from?

Drainage fixture units and minimum trap sizes come from IPC Table 709.1. Water supply fixture units come from IPC Table E103.3(2), in Appendix E. Those are two different tables with two different vocabularies — the drainage table rates a lavatory the same everywhere, while the supply table splits it by private and public — so each fixture on the schedule is matched into both separately. Every value was transcribed from the 2021 International Plumbing Code and checked against the official ICC text.

No, and this is a common mix-up worth getting right. Table 604.3 is "Required Capacity at Fixture Supply Pipe Outlets" — flow rate in gallons per minute and flow pressure in psi. The supply fixture unit load values are Table E103.3(2) in Appendix E. Chapter 6 of the IPC contains no WSFU table at all. Several secondary sources cite 604.3 loosely, which is how the error spreads.

Because IPC Table 710.1(1) grades capacity by slope and the difference is large. A 4-inch building drain carries 180 drainage fixture units at an eighth of an inch per foot, 216 at a quarter, and 250 at a half. At a sixteenth of an inch per foot the code tabulates nothing at all below 8 inches. Any tool that fixes one column is wrong on every job that runs at a different grade.

Not everywhere, and the folk version of this rule is broader than the code. The requirement lives in one place: Table 710.1(1) footnote a, which says the minimum size of any building drain serving a water closet shall be 3 inches. That governs the building drain. It is not a general rule about fixture drains or horizontal branches, and Table 709.1 does not fix a water closet trap at 3 inches either — it defers to the fixture outlet. The builder applies the footnote to the building drain, which is what it actually covers.

Because the code leaves it blank. Table 709.1 prints a note rather than a number for floor sinks: the load is the sum of whatever discharges into the receptor under Section 709.4, or half a fixture unit where it takes clear-water waste only under 709.4.1. Printing a zero would quietly understate your drain size, so the schedule flags the row instead and excludes it from the total with a count of how many rows are affected.

From IPC Table E103.3(3), the table for estimating demand, using the supply fixture unit total. The code splits it by whether the system is predominantly flush tanks or flushometer valves, and the difference is substantial — 100 supply fixture units is 43.5 gpm on a flush-tank system and 67.5 gpm on a flushometer one. Loads between tabulated rows are interpolated. Below 5 supply fixture units the code gives no flushometer figure, so neither do we.

Use them as a starting point, not as the designed sizes. Both figures are worked out from the whole schedule, which is the right basis for a building drain because it carries everything — but a horizontal branch or a single stack normally carries only part of the load. The builder labels them that way on the page and on every export. Size each actual run on the load connected to it.

No, and it does not claim to. Every value here is IPC. The UPC uses a different fixture unit table and a different drainage sizing table, and the two genuinely diverge — the UPC is more permissive on horizontal runs and caps water closets per pipe size in ways the IPC does not. We could not obtain a clean unamended UPC source to work from, so rather than publish numbers we had not verified, we publish none. Check which code your jurisdiction adopted.
